  • What do I need to do to get my property in rent ready condition?

    1. Clean and repair: Clean the entire property, inside and out, and make any necessary repairs. 
    2. Paint: Paint the interior and exterior of the property to make it look more attractive to potential renters. 
    3. Inspect: Check all systems and appliances to make sure they are in good working condition and meet safety standards. 
    4. Furnish: Add furniture, appliances, and other amenities that potential renters may be looking for. 
    5. Safety: Install safety devices such as smoke and carbon monoxide detectors, and ensure all fire exits are clearly marked and easily accessible. 
    6. Curb appeal: Make sure the outside of the property is neat and attractive, with fresh landscaping, a clean exterior, and inviting lighting. 
    7. Advertise: Promote the property through various channels, such as online listings and open houses.
  • What do your vendors charge?

    If you need repairs for your home, we can help you determine the cost. Our team can give you an estimated range for common repair items, or we can get a free estimate from our vendors quickly. Please let us know what kind of repairs you need, and we'll do our best to give you a quick and accurate estimate.

  • How do you communicate with owners and tenants that prefer to speak Spanish?

    Our Property Manager is fluent in both English and Spanish, allowing owners and tenants to communicate effectively in their preferred language. This ensures that everyone’s needs are met and that all conversations are conducted clearly and accurately.

  • What repairs are tenants responsible for?

    • Plumbing blockages that are caused by the tenant. 
    • Damage caused that is beyond normal wear and tear. 
    • Cleaning and carpet cleaning once they move out.

  • After hours emergencies?

    1. Our professional staff will be available after hours to address maintenance issues. M Property Management takes the call, troubleshoots, and dispatches emergency repairs based on our instructions. 
    2. Within 24 hours you will receive an update regarding what happened and the actions we took. 
    3. After-hours emergency maintenance is handled by us without prior notification so that your rental property and the tenant are protected.
  • How long does it take to lease my property?

    The length of time it takes to lease a rental property will depend on a variety of factors, including the condition of the property, the demand for rental properties in the area, and the landlord's requirements. Generally, it can take anywhere from a few days to a few weeks to find a suitable tenant for a rental property. Our marketing and advertising is designed to beat the competition and get your property the best tenants in the shortest amount of time possible.

  • How often do you inspect the property?

    Our property manager conducts an annual walkthrough of the property and prepares a report. This report is used to track the condition of the building, identify any necessary repairs, and provide recommendations for future improvements. The report also allows the property manager to assess the overall condition of the building and determine if any maintenance or improvements are needed.

  • Will I be able to increase the rent every year?

    We will contact you approximately 3 months prior to the expiration date to discuss renewal options. Depending on the market conditions, we typically suggest increases of 2%-5% each year. We look forward to hearing from you soon!

  • What if I need to sell my rental property?

    We will make sure that the tenant understands that they will need to allow potential buyers to view the property. We will also make sure that the tenant understands that they might need to vacate the property during the sale process. We will also work with the seller to ensure that the tenant is given adequate notice before any viewings or move-out dates.   • When will I receive the rent money?

    You will receive payment of your tenant's rent by the 10th of each month.


  • Do you require a cash reserve?

    While a cash reserve is not mandatory, We strongly recommend that you set aside $500 in a cash reserve to be used for emergencies and to pay vendors promptly. This will ensure that our trusted vendors continue to prioritize us.

  • Is there a fee when the unit is vacant?

    If the unit is not rented out, there is no fee for the property owner; we only get paid when you have a tenant in your rental property.
